The Top 10 Things You Need To Know Before Purchasing Your New Home

Here are the top 10 things you need to know before you purchase your new home (in David Letterman/The Late Show fashion!)

10. I Want That One!

One of the absolute favorite part of MOST Real Estate Agent’s jobs is helping you find ‘the one’. Watching your face light up as we pull up to the home that may soon become yours is nothing short of miracle magic and it will forever remain the mantra of ‘The Realtor’. Finding ‘the one’. Understanding your wants and needs even before financing will prove to be crucial step in this process so if you haven’t, write those things down! If you’re really not sure how to start, simply ask yourself: “Why do I want a new home? What is my motivation?” “Where will I want to live?” “When do I want to relocate?” Gaining an understanding for these questions can dramatically help the person (your Realtor) navigate you through the home-buying process.

9. What You Want vs. What You Can Get:

There is always that desire for more in ones’ life and then there is the simple desire for a minimal something. Both of these attributes exist in the homeowner. Then, you have the financing company that really gets the final say on whether you get to move in to that dream vision of yours. Gaining and understanding for your purchasing power is one of the most crucial first steps to home-ownership. If you are thinking it is your time to purchase a new home your very first stop will be to the lender’s office to determine what type of loan you qualify for and how much the banking institution is willing to loan you. Not sure who your lender might be? Not a problem. We can help determine the best financing company for you to use based on your needs.

8. The Emotional Roller Coaster:

Buying a new home can be all sorts of things and it more than likely will be. Happiness. Sadness. Anger. Anxiety. Remorse. These can and more than likely WILL be emotions we go through on this journey. There is so much at play here that understanding this process is 100% necessary to move forward effectively. There will be times when we will be happy. (We found the home) There will times when we could be sad. (The home we just fell in love with already sold just after we decided it was ‘the one’) Anger (Refer to  ‘Sadness’ J) Remorse (you will more than likely question every single step of this process wondering if you’re making the right decision or if this is really something you should be doing right now) Learning that these emotions are ok and learning how to handle them will further help prepare you for them as we near them. I’ve personally gone through these with a number of clients. As long as we UNDERSTAND what it is that we want and we remain in this process together, with trust, we will prevail. Once you’ve been approved and we’ve located the home you wish to make your own we then begin the offer process. Once we’ve submitted an offer, a couple of things are possible.

  1. Your offer is accepted and we dive into the next steps of the process.
  2. Our offer is not accepted but a counter offer is given. We then get to make a decision based on your wants and need on how to proceed.
  3. The offer is placed when there are multiple offers already available to the seller. This places us in what we call a ‘bidding war’ with multiple agents and or families.

There are other scenarios based on what type of home we are looking at but the above listed are the most common. Given that we currently sit in what’s called a “seller’s market” the local inventory is not on the shelf for very long and if so we are more likely to experience a multiple offer situation. Having someone available that you trust and contains a LARGE knowledge of the Real Estate process is crucial as to protect your best interest!

7. You’ve Got A Deal!

Once we’ve successfully negotiated your purchase you will enter the contracting phase of selling process. This is a simple yet complicated portion of your home-buying process as these are the specific terms of your home purchase. Most Real Estate companies carry what is call ‘Errors & Omissions Insurance’ to protect everyone involved in the transaction should there be any mistakes. Walking into this phase of your home-purchasing process without the proper knowledge of the legal aspects of this process could cost you must more than a small commission check. Any deposit that is required to purchase your home (will be determined by the lending institution) will be placed into a special trust account as determined by your contract.

6. Is It Really Worth That Much?

You’ve been approved to by a new home. You’ve located the home of your dreams. We’ve ridden the roller coaster putting in an offer and fighting on your behalf to get you the greatest deal. We’ve submitted ALL the necessary paperwork to contract your new purchase. NOW, we place our trust into the appraiser’s hands as he confirms how much the said property is worth. There is a lot at play here and not every appraiser is the same. The appraiser’s job is to make sure that what we’ve contracted your home at is really what the value is. If for some reason the numbers don’t match or aren’t close, there are number of scenarios that could take place and sometimes even the loss of a contract on the home you love. Partnering with the right people through this process is instrumental and is not something to take lightly.

5. Yes, But Will You Fix It?

Would you like a Home Inspection with that? YES!

Part of the home-buying process is inspections. We want to make sure (the LENDER definitely wants to make sure) that the home you are about to purchase is what it was explained to be and any major problems are either fixed or the very least pointed out and disclosed. This gives us options. In many cases if you are working with the right agent it can be negotiated on your behalf that these things need to be fixed BEFORE your purchase is finalized. This is a fine line and there have been many deals that fall apart from the buyer and the seller coming to disagreements about who should fix what. Understand that the right Real Estate agent will fight on your behalf but will properly advise you when enough may be enough and it’s time to move forward or move on.

4.Home Insurance, Title Insurance, Home Warranties OH MY!

Make sure you have partnered yourself with a Real Estate company that prides itself on quality and customer service. Ensure that those that you do business with are doing business with like minds and you want to ensure that they are working with the best. Your agent is going to have preferred partners to work with that will help you navigate through the world of options and paperwork. Once you’ve completed the home-buying process to this point it will be time to make sure that you and this process are protected to the “nth” degree. Make sure that your preferred partners are trusted and reliable. If you build a trustful relationship with your Real Estate Agent, rest assured they have done the same with some quality folks who have your best interest on the forefront of their business model.

3. Closing?! Did Someone Say Closing?!?!

We. Are. Almost. There. Once we’ve weathered the former steps we’re very nearly home free. From this moment on its more confirming what has been put in motion. We will get closing confirmations. Dates, Cost, Etc. In most cases your file will be reviewed by an attorney who will confirm that your Title Insurance is good and your Homeowners Insurance is will be put in place. Once we’ve confirmed these policies and figures we will determine WHEN and WHERE we will close on your new home! We will know exactly what our final settlement amounts are and exactly how much your closing cost will be. Then, we wait very anxiously/patiently for closing day ensuring EVERYTHING that was in place still remains and for the day to arrive that we sign your paperwork and hand over the keys to YOUR brand new home! Some call these step ‘the Final Walkthrough’.

2. Welcome Home

I think is pretty self-explanatory. This is the part of the process that is the essence of bliss in the middle of sometimes such beautiful chaos. We’ve been through it all together at this point and now it’s time. We pull up to closing destination. We place our final signatures on our final paperwork. We get the keys and we go to your brand new home. We pull up and experience one of the more magical things about this process. The smile, the look, the reason we got into this business to begin with. You’re now officially a homeowner. Or in some cases a NEW homeowner! J

1.The Most Important Part

There is a lot of navigation through this wonderful process. It is often said that nothing worth having comes easy. And nothing that comes easy is worth having.

The home-buying process is by no means easy. That being said, it’s the guide you choose, to navigate you through the tough terrain, to keep calm during the storm. Near 10-Month Lows on Mortgage Rates

Two months ago, when the Federal Reserve announced it was going to raise the benchmark rate, most of those watching expected mortgage rates to start inching higher. Instead, for the past month and a half, the average for the 30-year fixed-rate mortgage, the most popular home mortgage product, has fallen 36 basis points. It is now at the lowest level in 10 months.

Mortgage rates are closely tied to the movement of the 10-year Treasury Bond, and investors lately have been flooding the bond market, driving down yields, so rates on home loans have fallen.

According to data released Thursday by Freddie Mac, the 30-year fixed-rate average held steady at 3.65% with an average 0.5 point, same as it was a week ago. That same rate was 3.76% a year ago.

Interest Rates Predicted to Climb!

If you follow the news, you most likely have heard that 70% of economists are predicting that interests rates will climb next month.

While no one but the Fed knows for certain what rates will do next month, there are some things you need to be aware of as you are shopping for a new home should the Fed decide to raise interest rates.

As a buyer, as I am sure you understand, a higher rate means two things: 1.) A higher payment on your mortgage or 2.) Less buying power. A 1% increase in interest rate means your monthly payment on a $300,000 mortgage would go up about $180. Or, it is equal to about $35,000 less in buying power. In other words, if today you qualify for a mortgage with a $1,500 monthly payment, you could borrow roughly $314,000. After a 1% increase in rate, the amount you would qualifying to borrow would drop to $279,000. That's a $35,000 difference! And in today's market, a $35,000 loss in buying power translates to a big difference in house.

With that said, it effects you as a seller as well. If a buyers borrowing power is reduced $35,000, that makes the number of buyers who can afford your house smaller. Less buyers means less chance you are going to get what you want in price for your house.

Rent vs. Buy

Rent versus ownWith rising rents and lack of available rentals, you may be wondering if you could afford to buy. Well, let me show you how it looks.

If you were to pay $1,800.00 per month in rent, for example, and the average rental payment increase was 4.000%, you would pay $116,992.57 in a 5 year period toward rent. If you purchased a home and borrowed $250,000.00 with a 4.000% interest rate, and you paid $900.00 every year toward its maintenance, you would pay $101,320.63 in a 5 year period toward mortgage payments if your Federal tax rate is 26.000%, you pay $3,000.00 in taxes each year and your annual insurance rate is $1,500.00.

When you consider your tax benefits and the appreciation of your home, however, you will actually SAVE money by purchasing a home. If your home shows an annual appreciation of 5.000% and your selling cost is 6.000%, your house appreciation value will be $382,884.47. As a result, your total home purchase benefit will amount to $154,014.56.

Now, the question becomes who do you want to benefit from your monthly payment? You? Or your landlord?

Home Theaters are Growing in Popularity

(MCT)—Joe “J.C.” Ganote celebrated Father’s Day with his son and grandchildren at his home in Lee’s Summit, Mo. But if the younger Ganotes hadn’t made the cross-country trip from San Diego, you can bet that grandpa would have logged on to Skype to watch them on the 106-inch screen in his basement.

“We can see them walking around. They ham it up, boy! They know they are on camera,” J.C. Ganote says about the 11-month-old twins, Michela and Caleb.

Across town, Terry Maskil of Shawnee, Kan., often settles into one of the plush reclining theater chairs next to his sons Adam, 13, and Nicholas, 6, to watch a movie in their basement home theater, which features a 120-inch screen.

These days, home theaters are the family rooms, and money can buy you all the amenities, including surround sound, subwoofers and popcorn makers.

“Everybody isn’t off in their own spot, doing their own thing. We are all together,” says Amy Maskil, Terry’s wife.

Sales of extra-large televisions have multiplied in recent years.

Five times as many 60-inch or larger televisions were sold between January and March than during the same time in 2011, according to the NPD Group, a consumer market research firm. Four years ago, soundbars and streaming boxes were niche devices. Now they make up $1.4 billion in sales, and $2.4 billion if you add in audio streaming.

And while none of this equipment is cheap, neither is going to the movies, which might explain why some families are investing in home theaters.

It would cost the Maskils $30 in tickets for the four of them to go to a Friday or Saturday night movie. Add in a large popcorn, four large soft drinks and a large box of candy, and you’re looking at an additional $35 or more. If they went once a month, they would spend about a $900 a year.

Instead, they spent the past 10 years saving to transform a basement room into a mini-cinema. They carefully studied pictures, then helped build it.

The theater has an Epson overhead projector, seven speakers surrounding the space and two subwoofers to handle the low rumbling sounds that make you feel like you’re in the middle of the action.

The walls are covered in sectioned drapes and have sconces that look like they came from an actual theater. The leather lounge chairs have drink holders, and the second row is built on a platform, stadium-seating style.

“Terry’s dad comes over every Sunday and falls asleep in those while watching the Chiefs game,” Amy Maskil says.

The room outside the theater has a stocked movie candy drawer and a popcorn machine that looks like an old-fashioned cart. The walls are covered with framed movie posters from “Rocky,” “Caddyshack,” “Jaws,” “Lord of the Rings,” “Apollo 13” and “Star Wars.”

It also has another large flat-screen TV, so Terry Maskil can step out while movies are playing to see how the Kansas City Royals are doing.

The price tag for all this? About $30,000, according to the Maskils. But it’s worth it.

“As we get older and the kids are in high school, I want to be the cool house, so they and their friends hang out here and I know where they are,” Amy Maskil says.

Jeff Moore, sales manager at Independence Audio & Video for 35 years, says price ranges for home theaters vary widely.

“We see folks doing things in the $10,000 to $50,000 range, but we have folks who go above and below that, too,” he says. “It’s very family-oriented. They can come together and watch a movie or sporting event, and it does add value to your home.”

Several local businesses that sell home theater systems, such as Homedia Solutions and Elevated Electronics, show pictures on their websites of rooms outfitted like cinemas.

But Chad Kelsey, co-owner of C&R Sight & Sound, says most clients just want a big-screen TV with killer surround sound systems built into the walls.

“It’s very discreet now,” he says. “We can hide the equipment so you operate the remote control through walls. A lot of people have little kids, and they don’t want fingers in the equipment, so we have to give them bells and whistles without you seeing it.”

A secret door in the wall next to Joe Ganote’s screen opens to reveal a small room full of speakers and equipment. An overhead projector hangs over a couch in the middle of the room.

Ganote plans to upgrade soon to a $12,000 projector that works better with ambient light. He is what you might call an audio/video geek.

He and his wife built their home 14 years ago and had the audio/visual installed five years ago when they finished their basement.

In addition to the 106-inch screen, there is a 46-inch flat panel hanging on a wall nearby, a 70-inch Sony TV with its own surround sound system in a nearby room, a 48-inch plasma TV with a Sonos subwoofer and speakers in the living room on the first floor and a 46-inch LED flat screen in a sitting room on the second floor.

“My wife says I went overboard,” he says, smiling sheepishly. “But I knew what I wanted.”

He allowed his sons to stay home from high school the day that Independence Audio “tricked out” his basement. It took three installers with three large vans full of equipment two days to wire the house and set up the screens, projectors, consoles and speakers, he says. The cost: $60,000 for the basement theater. He figures he has another $10,000 invested in wiring and equipment for the rest of the house.

Everything can be controlled remotely by an iPad. And a DVR on every TV can record different shows at the same time then play each of those shows on any screen in the home. The same goes for music.

“I can download any song in the world and play it in any room in the house,” he says. “Or I can have John Mayer playing on the TV up here and a classic rock concert going in the basement.”

Ganote and his sons Jake, 25, and Josh, 23, all play instruments and love music.

He has a lot of fond memories of them all watching concerts and music shows on TV together over the years: Santana, John Mayer, the Country Music Awards.

“We also watch a lot of movies. You can get them now within a couple of months after they’re in theaters,” he says. “It beats going to the movies. We can have our own popcorn and go to the bathroom. The sound of helicopters will come from one speaker and bullets from another. It sounds like they’re flying past your ears. At night when it’s all dark and the TVs are on and it’s rumbling, it’s awesome.”
